1. Rental Agreement

A binding rental agreement between us is established when we accept your booking by phone, in writing, or via the internet and send you a booking confirmation, or upon payment. This also applies if you book through a portal in which we are represented. We (as the landlords) agree to make the vacation apartment available to you (the tenant) for the period specified in the booking confirmation. The rental fee will be confirmed in the booking confirmation and must be paid to the landlord upon check-in. By making the booking, the tenant agrees to the general terms and conditions and the house rules of the landlord.

2. Arrival and Departure

We are excited about your arrival and look forward to meeting you. Arrival (Check-In) is possible from 4:00 PM. Departure (Check-Out) must be completed by 10:00 AM. Different arrival and departure times can be individually agreed upon but require our written confirmation. We reserve the right to charge for late departures of more than 60 minutes. If you do not arrive by 10:00 PM on the day of arrival (unless you inform us of delays due to traffic, flight delays, etc.), the contract will be considered canceled after a 24-hour grace period without notification. In such cases, we, as the landlords, are free to rent the property to others.

There is no entitlement to a refund of the rental fee in the case of an early departure.

3. Stay

The vacation apartment is reserved for the guests specified at the time of booking. If the apartment is used by more persons than agreed upon, an additional fee according to the price list will be charged. Subletting or transferring the apartment to third parties is not permitted.

In the event of violations of the terms and conditions or house rules, the landlord is entitled to terminate the rental agreement immediately without notice. There is no legal claim for a refund of the rent or compensation.

4. Dogs

You are welcome to bring your dog. We charge an additional cleaning fee of €50 per dog per stay. As dog owners ourselves, we want to enable you to enjoy your vacation with your furry friend. HOWEVER: No dogs on sofas or beds! This is out of consideration for other guests who may have allergies, even though we professionally clean the apartment after your stay. Please ensure clean paws and fur when entering the apartment after a walk. Failure to comply may result in the immediate termination of the rental agreement, and the tenant will be charged for professional cleaning.

ALL OTHER ANIMALS are only allowed upon request.

5. Payment

The rental agreement becomes valid upon receipt of payment in our account. If a deposit is required for the booking, the remaining balance is due no later than 7 days before arrival. If payment deadlines are not met, we, as the landlords, can withdraw from the contract, and the same fees as for a cancellation will apply. Non-payment is considered a withdrawal and entitles us to re-rent the property. The rental price includes bed linen, an initial supply of towels, bath towels, and kitchen towels. Utility costs for water, energy, parking space, and waste disposal are not charged separately. The final cleaning fee is charged separately.

6. Obligations of the Tenant

We have put a lot of effort into the furnishing and equipping of the lodges. Therefore, the tenant is obliged to treat the rented property (vacation apartment, inventory, and outdoor facilities) with care. If damages to the apartment and/or its inventory occur during the rental period, you are required to report them immediately to Ralf Ploenes for the “Grand Prix” apartment or Dirk Brademann for the “Nordschleife” apartment, so that we can arrange for repairs or replacements. If you notice any defects or damages upon arrival, they must be reported immediately; otherwise, the tenant will be held liable for them. A reasonable period of at least 36 hours must be allowed for the rectification of damages and defects. Claims arising from complaints that are not immediately reported on-site are excluded. Complaints made at the end of the stay or after leaving the vacation home are also excluded from compensation claims.

Parties and/or loud music on the terrace are not permitted out of consideration for our neighbors.

We kindly ask you to remove your personal belongings, dispose of household waste in the designated containers, clean and put away dishes, and empty the refrigerator on the day of departure.

Our lodges are non-smoking vacation apartments. We are happy to provide an ashtray on the terrace.

7. WLAN Usage

During your stay, you will have access to the internet via WLAN. The access information will be provided upon your arrival. We allow our tenants to use the WLAN access during their stay. Should we (the landlord) become aware of any illegal use of the WLAN (such as file sharing, pornography, etc.) by the tenant, we will immediately terminate the tenant’s access and report the misuse to the authorities. We (the landlord) are not liable to the tenant for any disruptions to the WLAN access. The landlord reserves the right to restrict the tenant’s usage of the WLAN access at any time. The landlord is not liable for any damage (such as malware) that may result from the use of the WLAN. The tenant is responsible for securing their data. If the tenant uses the WLAN to access paid services or similar, they are fully responsible for the costs incurred.

8. Liability

We have created our terms and conditions to the best of our knowledge. We are not liable for any impact on the rental property due to force majeure, power and/or water outages, or weather conditions. Likewise, no liability is assumed in the event of unforeseeable or unavoidable circumstances such as official orders, sudden construction work, or disruptions due to natural conditions and local circumstances. We will, of course, assist in resolving problems (as far as possible). The landlord is not liable for the use of provided play and sports equipment.

Your arrival and departure are at your own risk and liability. We (the landlord) are not liable for personal belongings in the event of theft or fire. The tenant is fully liable for any willful damage or destruction. Parking vehicles of any kind, including bicycles and other items, on our property is at your own risk. The landlord is not liable for any damage or loss.

We, as the landlords, reserve the right to withdraw from the rental agreement in cases of force majeure or other unforeseeable circumstances that make the fulfillment of the rental agreement impossible. In this case, liability is limited to the refund of the rental price. In the event of a justified withdrawal, the tenant has no right to compensation. Liability for travel and hotel costs is excluded.

9. Final Provisions

Photos and text on the website or in our flyer and on social media platforms serve as realistic descriptions. We cannot guarantee a 100% match with the rental property. We reserve the right to change our equipment (e.g., furniture, decorations, etc.).

Severability Clause: Should one or more provisions of these terms and conditions be or become invalid, the validity of the remaining conditions remains unaffected. The invalid provision shall be replaced by a valid one that most closely reflects the economic and legal intentions of the contracting parties. German law applies. The place of jurisdiction and performance is the residence of the landlord.
